Buyers continue to have options, while sellers are still seeing solid prices when their homes are priced and positioned well. August was relatively steady compared with last year, with inventory essentially flat and homes continuing to sell close to asking price.
Active Listings: 13,080
There were 13,080 active listings in the Denver Metro area in August, compared with 13,059 in August 2025 — an increase of just 0.2% year over year. After several years of significant changes in inventory, the market appears to be finding a more consistent level of available homes.
For buyers, that means there are still plenty of homes to consider without the same pressure to make an immediate decision. Sellers, meanwhile, need to recognize that buyers have choices and that proper pricing and presentation matter.
Average Days on Market: 46 Days
Homes spent an average of 46 days on the market in August, down slightly from 47 days last year — a 2% decrease. The small change suggests that well-priced homes are continuing to attract buyers and move at a reasonable pace.
Average Closed Price: $728,127
The average closed price was $728,127 in August, up 1.8% from July’s $715,577. Home prices continue to hold relatively steady, giving sellers a solid foundation while providing buyers with a market where careful shopping and negotiation are still possible.
Close-to-List Price: 99%
The average home sold for 99% of its final list price, unchanged from August 2025. That’s an important number for sellers because it shows that buyers are still willing to pay very close to asking price when a home is priced correctly.

For buyers: You have options and more time to evaluate homes, compare values and negotiate. The key is knowing which properties are actually priced well.
