The land was purposed for crops and fruit trees, which some of those trees can still be found in the neighborhood today. The farm land was eventually broken into sections and developed.

Sunnyside has been an up in coming neighborhood that is currently receiving a lot of attention. Being so close to the action of downtown, the highlands and the soon to be brand new light rail makes this neighborhood extremely desirable. Sunnyside has become a more family oriented option opposed to the Highlands. Young families can enjoy the perks of what the Highlands and downtown Denver has to offer but go home to a quiet and peaceful home.

Sunnyside neighborhood is bordered by I-70 to the north, 38th Ave. to the south, Federal Blvd. to the west, and I-25 to the east.
