February 2025 Denver Real Estate Market

The Denver metro area real estate market kicked off the Spring selling season. Buyers are still watching their shadow and waiting for 6 more weeks of winter.  Denver sellers brought more inventory to the market, while buyers were pressured by interest rates and stretched affordability.

Active Listings

As is typical for this time of year, February 2025 showed an increase of available homes. Active listings also totaled 55% higher than last February.

Average Days on Market

Homes spent 20% more days, in average, on the market than February of last year. More sellers listed their homes while buyers took their time to find the right property.

Average Closed Price

Home prices continued to inch up, increasing 4% year-over-year, to an average price of $702,011. This is just below the 5% price increase the market experienced month-after-month last year.

Percent of Closed Price to List Price

The market continued to see strong buyer interest with properties closing for 99% of list price, on average, in February 2025. This was just a tick lower than last year.
